Walking through my old neighborhood last weekend, I couldn't help but notice how exhausted everyone looked trudging back from their cars. The subdivision was built in the 1990s with those typical Phoenix planning principles that seem designed to make life as car-dependent as possible. Wide streets, massive front setbacks, sidewalks that disappear randomly, and zero shade anywhere. It's like someone took every good idea about community design and threw it directly into the trash.
This got me thinking about a project I consulted on last year in Flagstaff, where a developer actually wanted to create something different. They'd acquired forty acres on the outskirts of town and could have easily thrown up another cookie-cutter subdivision with oversized homes on quarter-acre lots. Instead, they asked me to help design something that might actually work for both people and the environment.

The difference between these two approaches taught me everything about why most American neighborhoods fail so spectacularly at creating livable communities.
The Flagstaff project started with a simple question: what if we built neighborhoods where people could actually walk places they needed to go? Sounds obvious, right? But you'd be amazed how revolutionary this concept seems to most developers. The standard suburban model assumes everyone has a car, wants to drive everywhere, and prefers being isolated from their neighbours. It's a recipe for social isolation, environmental destruction, and communities that feel more like car storage facilities than places where people live.
We began by analyzing the site itself. The land had natural drainage patterns, existing vegetation worth preserving, and elevation changes that could work for us rather than against us. Most developers would have scraped everything flat and started over, but we saw opportunities. The natural wash running through the property became our central green corridor, providing both stormwater management and a beautiful walking path connecting different neighborhood areas. The mature ponderosa pines became focal points for small pocket parks rather than obstacles to eliminate.
The housing layout emerged from these natural features rather than fighting them. Instead of the typical suburban grid with identical lots, we created clusters of homes around shared open spaces. Each cluster had different housing types – some single-family homes, some duplexes, a few small apartment buildings – but they were all designed to face common areas rather than turning their backs on each other. The variety meant different income levels could live in the same neighborhood, something that's become increasingly rare in American development.
Energy efficiency was built into every decision from day one. All buildings were oriented to maximize passive solar gain in winter and minimize it in summer, which sounds basic but is ignored in most subdivisions. We specified super-insulated building envelopes appropriate for Flagstaff's cold winters, high-performance windows, and heating systems sized for the actual loads rather than whatever contractors usually install. The result was homes that use about sixty percent less energy than typical construction, with better comfort and lower utility bills.
Water management went way beyond just meeting code requirements. Every home had rainwater harvesting systems integrated into the design, not as afterthoughts. The landscaping used entirely native plants that could thrive on natural precipitation plus captured rainwater. The community's stormwater system wasn't hidden underground pipes but visible bioswales and retention areas that became part of the neighborhood's green infrastructure. Kids could actually see where their water came from and where it went, which seems important for raising environmentally literate citizens.
Transportation infrastructure prioritized people over cars, though we weren't naive about car dependency. The streets were narrow enough to slow traffic and wide enough to accommodate emergency vehicles. Every home was within a quarter-mile walk of a small commercial node with basic services – a cafe, small grocery, pharmacy, and other daily-need businesses. Bike paths connected to existing regional trail systems, making car-free trips possible for recreation and some commuting. We still provided adequate parking, but it was tucked into shared structures rather than dominating every front yard.

The commercial spaces were designed to serve the immediate community rather than trying to attract customers from across the city. The buildings were small-scale, walkable, and integrated into the neighborhood fabric. A small market could survive serving just the local residents plus some regional trail users. The cafe became a natural community gathering place. A shared workshop space allowed residents to borrow tools and work on projects together rather than everyone buying their own equipment.
Public spaces were everywhere but not generic. Each cluster had its own small gathering area with different characters – one had a playground and was obviously kid-focused, another had garden plots for residents who wanted to grow food, a third had outdoor fitness equipment for the more athletic residents. The central green corridor included areas for different activities – places for quiet reflection, spots for community events, areas where kids could build forts and climb trees.
The planning process itself was different from typical development. We held community meetings before finalizing designs, not just to cheque boxes but to actually incorporate resident input. People wanted places their kids could play safely, areas where they could garden, spots to have casual conversations with neighbours. They were willing to accept smaller individual lot sizes in exchange for better shared spaces and walkable access to services. Most importantly, they wanted their neighborhood to feel like a real community rather than just a collection of houses.
Construction took longer than conventional development because we were doing unfamiliar things. Builders had to learn new techniques, suppliers had to source different materials, and inspectors had to understand systems they hadn't seen before. But the extra effort paid off in performance – the homes work better, the infrastructure requires less maintenance, and the community functions more successfully as a place where people actually want to live.
Five years later, the results speak for themselves. Property values have held strong despite economic ups and downs. The commercial spaces are thriving with local businesses that serve the community well. Kids ride bikes and walk places instead of being driven everywhere. Adults bump into each other at the market and actually know their neighbours' names. Energy bills average forty percent below comparable homes in conventional subdivisions. Water usage is sixty percent lower than typical residential development.
More importantly, the residents genuinely seem to enjoy living there. They host community events, share resources, and look out for each other in ways that don't happen in typical suburban neighborhoods.

When I visit, I see people outside – walking, gardening, talking with neighbours, kids playing together without constant adult supervision. It looks like what neighborhoods should look like.
The project wasn't perfect. Some design elements didn't work as intended and needed modification. Construction costs were higher than conventional development, though operating costs are much lower. Marketing took longer because buyers had to understand what they were getting. But overall, it demonstrated that communities can be designed to support both environmental sustainability and actual human flourishing.
What frustrates me is how rare projects like this remain. The regulatory barriers, financing challenges, and market resistance to anything different keeps most development locked into patterns we know don't work well. But when developers, planners, and communities commit to doing better, the results prove we can build neighborhoods that actually work for the people living in them and the environment supporting them all.
