I’ve been staring at this rendering on my desk for the past week, and I can’t shake this sick feeling in my stomach. It’s a beautiful mixed-use development – sleek glass facades, integrated solar arrays, green roofs that look like something out of Architectural Digest. The sustainability metrics are incredible. Net-zero energy, rainwater harvesting, locally sourced materials. My younger self would’ve been so proud.

But the rent projections?

Last month I watched my neighbour Maria pack up her life into a U-Haul because the “eco-friendly” redevelopment of her apartment complex priced her out. Twenty-three years she’d lived there, raised her kids, built relationships with everyone on her block. The new condos that replaced her building have triple-pane windows and geothermal heating, sure. They also cost more per month than she makes in six weeks at her job.

That’s when something clicked for me – or maybe broke is a better word. I realised I’d been designing for buildings, not people. All those LEED points and energy models and embodied carbon calculations… they’re meaningless if the only people who get to live in these “sustainable” buildings are tech workers and real estate investors.

I mean, what’s the point of reducing a building’s carbon footprint if it displaces three families who then have to move two hours away and drive everywhere? The environmental math doesn’t even work, let alone the human cost.

So I started asking different questions during client meetings. Instead of just obsessing over R-values and air changes per hour, I’d ask: who’s actually going to live here? What happens to the people currently in this neighborhood? How do we improve environmental performance without making housing less accessible?

You should’ve seen the looks I got. Developers would literally change the subject. Other architects acted like I was being unprofessional, bringing up “politics” in technical discussions. But I couldn’t unsee it anymore – all our beautiful, efficient buildings were just green-washed gentrification machines.

The project that really changed everything for me was in South Phoenix. I got called in to consult on weatherization for this neighborhood of 1960s ranch houses. Terrible building envelopes – single-pane windows, zero insulation, HVAC systems held together with duct tape and prayers. Residents were paying $500+ electricity bills just to keep their homes barely comfortable during summer.

My first instinct was to propose comprehensive retrofits. New windows, wall insulation, high-efficiency heat pumps, the whole nine yards. Then I looked at the budget and realised my “basic” renovation would cost more than most residents made in four months. Classic architect move – designing the perfect solution that nobody could afford.

Instead of steamrolling ahead with my technical recommendations, I actually started talking to people. Spent time at community meetings, not presenting PowerPoints about thermal bridging (God, I cringe thinking about those early attempts), but just listening.

Turns out, residents didn’t need cutting-edge building science. They needed homes that wouldn’t bankrupt them during the summer. They wanted their kids to stop wheezing from poor indoor air quality. They needed improvements they could maintain themselves without calling expensive specialists.

So we developed what I now call the “good neighbour” approach. Instead of $40,000 whole-house renovations, we identified strategic improvements that could be done for under $8,000 per home. Air sealing, attic insulation, window coverings, basic HVAC tune-ups. Nothing that would win design awards, but changes that typically cut cooling costs by 30-40%.

Here’s the part I’m most proud of, though – we trained fifteen neighborhood residents to do much of the installation work themselves. Bulk purchasing through community organizations kept material costs down. People learned actual skills they could use to help their neighbours and earn some income.

The results blew me away. Not just the energy savings, though those were significant. The neighborhood became more cohesive because people had worked together on these improvements. Property values stabilized without pushing existing residents out. Kids could play outside more because homes stayed cooler without cranking the AC all day. Maria’s sister, who lived three blocks away, was able to stay in her house instead of moving away.

That project taught me that social sustainability isn’t just some feel-good add-on to environmental design. It’s fundamental. The most efficient building in the world isn’t actually sustainable if it contributes to displacement, inequality, or community fragmentation.

Now when I’m specifying materials, I don’t just consider thermal performance and environmental impact. I think about maintenance requirements, local availability, whether installation needs specialized contractors that might not serve certain neighborhoods. That high-performance wall assembly that needs certified technicians for service? Great for luxury homes, disaster for communities without access to specialized trades.

Same thing with renewable energy. Rooftop solar is fantastic if you own your home, have good credit, and can afford the upfront costs. For everyone else – renters, people with lower incomes, folks with less-than-perfect credit – it might as well not exist. I’ve been pushing clients toward community solar gardens and energy cooperative models that make clean power accessible to people who can’t install their own systems.

The affordability question keeps me up at night sometimes. I can design homes that use 70% less energy than code minimum, but if construction costs go up 20%, who actually benefits? Usually just people wealthy enough to absorb higher upfront costs for long-term savings. Everyone else gets stuck in inefficient buildings with high operating expenses – this cruel irony where the people who can least afford utility bills are trapped in the highest-consumption housing.

This is why I’ve become obsessed with “appropriate technology” solutions. Sometimes the most sophisticated option isn’t the most sustainable one. A simple whole-house fan might provide more comfort value than an expensive heat pump in certain applications. Strategic shade trees could reduce cooling loads more cost-effectively than fancy window upgrades. The sweet spot is where performance, affordability, and maintainability all intersect.

I’ll be honest – I’m still figuring out community engagement. My early attempts were pretty embarrassing. I’d show up to neighborhood meetings with technical presentations, wondering why people seemed bored by heat transfer calculations. Turns out leading with building science isn’t the best way to build trust or understand what people actually need.

Now I spend way more time listening than talking. I go to community events, shop at local businesses, try to understand neighborhoods as living places rather than just collections of buildings that need optimization. When technical information is relevant, I frame it in terms of direct benefits people care about – comfort, health, lower bills, fewer maintenance headaches.

This approach has led to some unexpected partnerships. I’m currently working with a community land trust developing permanently affordable housing using climate-responsive design. The environmental performance is excellent, but the real innovation is the ownership structure that keeps homes affordable forever, not just at initial sale.

I’m also consulting on retrofits for manufactured housing communities – places that get completely ignored in sustainability discussions despite housing millions of people. Mobile homes have awful thermal performance by default, but targeted improvements can dramatically upgrade comfort and efficiency without breaking the bank.

Plus these communities often have strong mutual aid networks that align perfectly with resident-directed improvement programs.

Working this way is messier than just optimizing building performance metrics. It’s harder than specifying the latest high-efficiency equipment. But it’s also more meaningful. When I see neighborhoods where residents have real agency over their built environment, where improvements build community capacity instead of dependence, where environmental benefits are shared equitably rather than hoarded by people who already have advantages – that’s when sustainability actually feels sustainable.

The rendering is still sitting on my desk. Beautiful building, terrible social impact. I think it’s time to have another conversation with this client about who we’re really designing for.
